This real estate wave is for second home buyers.  These neighborhoods have not been popular since the 1940s and 1950s.  Prices have been down 5% since 2018 and the number of available units are down as well.  Condo sales are on the rise because of the lack of single family homes.  The price for condos are more affordable as more people are leaving New York City in search of affordable housing.  Especially well priced for first time buyers.  The Medium Age for first time buyers has risen to 30 years old in 1981 to 47 in 2020.
